Local realities that affect a Pennsylvania file

Winter is a real underwriting factor. The productive season for exterior trades is genuinely limited. A payback running through January and February is a materially different obligation from one clearing in October, and that should drive the term you accept more than the headline rate does.

Healthcare means payer mix. Funders look at concentration across payers. A practice heavily dependent on one carrier reads as riskier than a diversified one, regardless of total revenue. Bring an aging by payer.

Licensing varies by municipality. Philadelphia and Pittsburgh both have local requirements separate from state-level ones. Funders verify on larger requests.

Freight files need an aging report. If you invoice brokers or shippers on net-30, factoring advances against completed work and is usually cheaper than an advance. Without an aging report, the file gets underwritten conservatively.

Equipment prices far better. Trucks, lifts, machining equipment and practice equipment all have serial numbers and resale markets. Keep those requests out of general working capital.

A two-operatory dental practice in a Pennsylvania metro, open eight years, averaging $88,000 a month in deposits. The owner wants to add a third operatory and a CBCT unit — roughly $145,000 between construction and equipment.

This splits cleanly into two financing questions, and treating it as one request is the most common mistake.

The CBCT is equipment. It has a serial number, a vendor, a resale market and a documented price, so it finances at the best rate available to this practice and over a term matched to its useful life.

The buildout is not equipment. It is construction, it will overrun, and the new operatory produces no revenue until it is finished and booked. That portion needs a term long enough to survive a ramp-up period of several months, which rules out a short advance.

Splitting the request into two structures costs less over the life of the money than one large facility covering both.

It should affect the term more than the rate. A schedule running through your slowest two months is heavier than the payment amount suggests. Model both a short and a long option against a bad winter, not an average one.

Is equipment financing really cheaper than working capital?

Generally yes, because the equipment secures the transaction and holds resale value. The trade-off is a few extra days for the funder to verify the vendor and the asset. For anything with a serial number, that trade is almost always worth taking.

How do funders treat my practice's payer mix?

Heavy concentration in a single carrier is a risk flag, because a contract change or payment slowdown at one payer becomes your problem immediately. A diversified mix with meaningful patient-pay revenue reads more strongly. Bring an aging by payer.

Can I finance a practice acquisition or partner buy-in?

Not well through this channel. Revenue-based funding is priced for short-term working capital, and an acquisition is a multi-year asset purchase. SBA 7(a) or a specialty practice lender usually fits far better, and we will say so rather than force a bad structure.
