10K Funding LLC is a business financing broker based in Spring Valley, New York. We are not a lender and we approve nothing ourselves. We package your file properly and take it to a network of 40+ funding partners who make the credit decision and set the rates and terms.

What we actually do

There are three ways a small business reaches a funding provider. It can apply directly, which produces one offer at one price with no competition. It can go through a broker who forwards the application unchanged, which produces roughly the same result more slowly. Or it can go through someone who does the assembly work.

That assembly work is the entire value. A funding partner sees dozens of submissions a day. Files that arrive complete, organised and pre-explained get read properly and priced properly. Files that do not get fast declines or conservative offers — often for businesses that deserved better.

So we pull statements into the format underwriters expect, flag the things that will be misread before they are, and attach the documents that answer questions the underwriter is going to ask anyway.

We also know which of our partners want which kind of file. Submitting to the right five beats submitting to all forty — shotgunning a file generates inquiries and a reputation for being shopped, and it produces worse offers rather than more of them.

What we will not do

We will not tell you that you are approved. We cannot approve anything. Only a funding partner can.

We will not quote you a rate before a partner has priced your file. Any broker who does is guessing.

We will not push you into a second advance to cover a first one. That is how growing businesses become distressed businesses, and it is the most common way this industry does damage.

We will tell you when the answer is somewhere else. If you qualify for an SBA loan and can wait, take the SBA loan — it is dramatically cheaper than anything in this channel. If a Community Development Financial Institution or a community lender serves your situation, use them. If extending terms with a supplier solves the same gap for nothing, do that instead. We would rather lose a deal than place the wrong one.

Who we work with

Businesses with at least six months of operating history and $10,000 a month in bank deposits, looking for $10,000 to $500,000.

In practice that means restaurants, trucking companies, auto repair and body shops, contractors and specialty trades, salons and spas, retailers, medical and dental practices, cleaning companies, roofers, and grocery and bodega operators — main-street businesses whose revenue is real and whose paperwork does not look the way a bank wants it to.

A large share of the businesses we work with were declined by a bank first, usually on time in business, personal credit or collateral rather than on performance. None of those three measures whether a business generates cash.

Where we work

We accept applications from small businesses across 18 states: Florida, Texas, New York, California, New Jersey, Illinois, Pennsylvania, Georgia, North Carolina, Ohio, Michigan, Virginia, Arizona, Washington, Massachusetts, Tennessee, Colorado and Maryland.

Our roots are in the New York and New Jersey metros — Brooklyn, Queens, the Bronx, Staten Island, Monsey, Lakewood, Newark and Passaic — and we keep dedicated local pages for each, because that granularity is genuinely useful.

Geography matters because an underwriter three states away has no context for your calendar. Knowing that a Lakewood contractor's year runs on draw schedules, that an Arizona restaurant's slow season is summer rather than winter, and that a Washington packer earns in autumn and spends in spring is the difference between a file that gets funded and one that gets a polite decline from someone who read the numbers correctly and the business wrong.

How we are paid

Funding partners pay us a commission when a transaction closes. You pay us nothing at any stage — no fee to apply, no fee for the review, no fee if you decline every offer.

You should know what that incentive means: every broker gets paid when a deal closes, so every broker has a reason to tell you yes. Weigh our advice against that.

The counterweight is that this is a referral business in communities where reputation moves quickly. A deal that hurts a client costs us considerably more than the commission on it. That is a structural reason rather than a promise, which is the only kind worth much.

Are you a lender?

No. We are a broker. We package your file and take it to funding partners who make the credit decision and set the rates and terms. We do not lend our own money and we cannot approve anything ourselves.

What does it cost to work with you?

Nothing. Funding partners pay us a commission when a transaction closes. There is no fee to apply, no fee for the review, and no fee if you decline every offer.

Do you sell my information?

No. We share your file with funding partners in order to get you offers — that is the service you are asking for — and we do not sell personal information or share mobile numbers for anyone else's marketing. The Privacy Policy sets out exactly who receives what.

Why use a broker instead of applying directly?

Applying directly gets you one offer at one price with no competition. That is a reasonable choice if you already know the partner and the product. What a broker adds is file preparation and comparison across partners, and on larger requests that difference is usually worth more than it costs you, which is nothing.

What if I do not qualify?

We will tell you plainly rather than take your details and go quiet. Below six months in business or under $10,000 in monthly deposits, most partners in this channel cannot help — but CDFIs, community lenders and supplier terms often can, and we will point you there.
